Lakeside restaurant and retail project on the way in Farmers Branch

Centurion American is building a part of the Mercer Crossing development on LBJ Freeway.

Plans for a lakeside restaurant and retail development are moving ahead in Farmers Branch.

Centurion American Development Group is building the waterfront project in its Mercer Crossing project on LBJ Freeway near Luna Road.

The Mercer Board Walk is planned with more than 30,000 square feet of construction along the small lake at the heart of the project.

The surrounding property has been developed for apartments, offices and single-family homes.

Centurion American CEO Mehrdad Moayedi said the project was delayed while he made improvements to the lake, which was built in the 1980s.

“I had to excavate the lake to get it down to five feet deep,” Moayedi said. “The water had gone down and weeds were growing in it.

“We are set to start construction in October.”

Moayedi said because of the lake construction, he reduced the size of the planned retail project that will now have spaces for two restaurants.

“I’m trying to do something nice,” he said. “My loan is in place, and I’m ready to start.”

The project’s first phases are valued at more than $4.5 million, according to filings with the state.

Bush Architects is designing Mercer Board Walk.

Just across the lake, Centurion American is building a 103,000-square-foot office building. The four-story building is going up at 1801 Whittington Place and will be finished late this year.

Younger Partners is marketing the project to business tenants.

Centurion American bought the 370-acre Mercer Crossing property in 2015 and broke ground on the project in 2017.

Plans for the $1 billion project call for almost 700 single-family homes, more than 2,000 apartments and commercial and retail space.
