D.R. Horton, Beazer, others to build homes in huge Cottonwood neighborhood

First of thousands of lots planned to be delivered to homebuilders in 2026

A large housing community set to rise near a small Grayson County town neighboring the semiconductor-supercharged city of Sherman has lined up four of North Texas’ most active homebuilders to lead the charge.

Centurion American Development Group, the developer of the Cottonwood neighborhood outside Dorchester, has inked deals with Beazer Homes USA, D.R. Horton Inc., M/I Homes and PulteGroup.

The 678-acre development sits just north of McBee Road and extends to FM 902. Cottonwood’s plans call for 2,156 residential lots spread among five phases of development. The builders are currently under contract for the first three phases of the development, according to Farmers Branch-based Centurion American.
