Collin Creek Mall redevelopment adds townhomes to the mix

The departure of J.C. Penney’s store spurs changes in the redevelopment plans.

Developers of the $1 billion Collin Creek mall redo are making changes in the Plano mixed-use project.

With the departure of J.C. Penney from the project, Centurion American Development Group has redesigned part of the 100-plus-acre project on U.S. Highway 75.

The department store building will be replaced with 98 townhomes under a plan approved Monday by Plano’s City Council.

The planned townhouses will be next to the Chisholm Trail on the west side of the development.

Last summer, Penney, which was in bankruptcy, backed out of plans to maintain its store in the redevelopment of the 38-year-old shopping mall. Centurion American then purchased the department store building.

“With the acquisition of the J.C. Penney parcel, we worked with our architects, consultants and our partners at the city of Plano to amend this portion of Collin Creek’s zoning,” Centurion American vice president of development Rob Romo said in a statement. “There are often changes in major mixed-use developments as projects evolve, and aligning a design and use that ultimately fits the scope of the project was our goal.”

The first phase of the Collin Creek redevelopment includes the renovation of remaining sections of the shopping center, construction of new restaurants, and single-family and multifamily home construction development. The first sections of the project will be completed next year.

The entire development would include more than 2,000 apartments, homes, senior living units, a hotel and restaurants. There will be almost 9 acres of parks and 1.6 miles of hiking trails.
